THE QUANTITY AND QUALITY OF OBJECTIONS REALLY MATTERS.
Remember that objections must be for ‘valid reasons’ and ideally need to be linked to planning policy. A list of valid reasons and relevant sections of the National Planning Policy Framework (NPPF) as follows:
- Ground conditions and pollution – paragraphs 196-201
- Infrastructure – paragraphs 7 and 35
- Highway safety and traffic levels – paragraphs 109-118
- Flood risk – paragraphs 170-182
- Conservation of buildings, trees and open land – paragraphs 187–195
Other possible reasons to object
- Impact on the appearance of the area
- Design, appearance, layout and materials
- Overlooking and loss of privacy
- Loss of light or overshadowing
- Noise, disturbance and smells
- Protected countryside/species
- Local/government policy and guidance
The land proposed for development is not marked for housing in Cotswold District Council’s Local Plan and is outside of the development boundary. Approving this application could open the floodgates to yet more unplanned and chaotic development, yet again with no real infrastructure!
